Do I Need a Building Permit?​

It is very possible.
​
The Compound Declaration states that "no alteration whatsoever may be made to the exterior of any building or to landscaping in limited common areas (including but not limited to the removal of trees) until complete plans and specifications have been submitted to the Architectural Review Committee and subsequently approved by the Board of Directors "

  • Because La Vereda is in the Historic District, many activities require review and approval by the Historic Preservation Division.
  • La Vereda is also in the Escarpment Overlay District, which requires approval by the Technical Review Division.
  • If these Divisions approve the work, then the Building Permit Division can issue a permit

Should I Ask About Work I Want to Do?

Owners should notify the Managing Agent regarding their intentions regarding repair and maintenance of exterior areas.  The Association will determine if the proposed work will require approval by the Architectural Review Commitee and the Board of Directors.

Owners are not permitted to do any work in Common Areas.

What Stucco Can I Use?

Exterior stucco is applied to units using one of three systems: Traditional Stucco, Cementitious Stucco Systems or Elastomeric Stucco. 

Any of these systems is permitted in La Vereda Compound.  The color chosen should be a suitable match to the units adjacent to the work being done and must be approved in advance by the Architectural Review Committee and the Board of Directors.

Please remember that the City of Santa Fe requires a permit for re-stuccoing.  This should be obtained by your contractor.

What color paint can I use?

There are three colors for wood painting; La Vereda Adobe (or Brown), La Vereda White and La Vereda Red.
 
These colors are available from Dunn-Edwards Wellborn Paint at 1407 3rd Street in Santa Fe (505) 983-7351.

What about roofing?

There are no specifications regarding roofing materials, but the color of each roof should be a natural or neutral color, not white, that blends with the stucco of the unit.

Re-roofing requires a permit from the City of Santa Fe.  This should be obtained through your contractor.

Who Cares for the Tall Trees?

​

Because the entire Compound enjoys the shade and beauty of the tall trees, it has been the practice to periodically feed and trim all of them, even those located in Limited Common Areas, at the expense of the Association in order to preserve this unique feature of the historic East Side.
​
Tall trees cannot be removed or trimmed without the permission of the Board of Directors.

Can I Adopt a Garden?

​

There are more than 30 separate gardens and green spaces in the Compound.  Owners may apply to the Board of Directors to care for specific garden areas at their own expense.  T
 
These areas then may be assigned as Reserved Common Elements, once the types of plants and garden designs are approved by the Board.
